How we measure it

What a masonry package looks like.

Masonry is counted in units, not square feet alone. A wall area means nothing until it is resolved into how many blocks or bricks of which size, because a 8×8×16 CMU wall and a 12×8×16 wall of identical area are different money in both material and labour.

Grout and vertical reinforcement are measured by filled cell, not by assuming every cell is filled. Bond beams, lintels, ties, flashing and control joints each carry their own line. Openings are deducted properly rather than being absorbed into a waste factor.

Common questions on masonry takeoffs.

Both. Wall area is measured first, then resolved into unit counts by block or brick size so the material order and the labour rate are both defensible. Area alone cannot price a wall.

By filled cell, taken from the reinforcement schedule. Assuming solid grouting when the drawings call for grout at reinforcement only can overstate the package by a large margin.

It is stated as an explicit line or an explicit exclusion, never absorbed silently. On tall elevations access is a real cost and it should be visible in the estimate.
