How we measure it

What a roofing package looks like.

A roof is an assembly, not a surface. Membrane, cover board, insulation, vapour barrier and underlayment each carry their own area, rate and wastage, and pricing them as one composite rate makes a specification change impossible to reprice.

Areas are measured on the slope rather than in plan, which on a 6:12 pitch is an 11% difference nobody can absorb. Perimeter items, penetrations, flashing and edge metal are counted individually because they carry most of the labour on a small roof.
